Niwot is an unincorporated town on the Diagonal Highway (CO 119), between Boulder and Longmont. Boulder County dates it to 1872 and says it was named for Chief Niwot, an Arapaho leader. The town was platted along the railroad, halfway between Boulder and Longmont, on 25-foot-wide lots. Its commercial heart is 2nd Avenue, where the block between Murray and Franklin streets became a county historic district in 1993; most buildings there went up before 1925. Behind it, the old townsite is mostly homes, with alleys out back.
Around Old Town are subdivisions such as Burgundy Park, Niwot Hills and West Meadowdale. Boulder County maintains the main roads, including Niwot Road, 79th, 83rd and 95th streets, Monarch Road, Ogallala Road and Neva Road, but gives subdivision streets only minimal maintenance and plows them last. The county describes Niwot’s character as semi-rural: low-density homes surrounded by farmland. Shops cluster on 2nd Avenue and at Cottonwood Square. Frequently asked questions about moving in Niwot
Old Town Niwot was laid out on narrow lots. Does that change how you move us?
It changes the carry more than the price. Boulder County’s records show Niwot’s original townsite was platted with 25-foot-wide lots, and most buildings in the Old Town historic district were built before 1925. Older homes can mean tight doorways, porch steps and a longer walk to where the truck can stop. We don’t charge stair, long-carry or disassembly fees; local moves are billed by the hour under Fair Clock Pricing. For a fragile antique, we build a custom crate, and we move upright and grand pianos.
Can the moving truck use the alley behind our Old Town house?
Maybe, but look at it first. Niwot’s alleys date to the original 1875 townsite and are public rights-of-way. A county alley study from 1996, cited by Boulder County in 2019, noted that the townsite streets are county-maintained while the alleys are kept up privately. In 2019, residents also reported potholes, fence encroachments and drainage problems in the alley between 2nd and 3rd avenues east of Franklin Street. Will summer events in Old Town Niwot get in the way of our move?
On some evenings, yes, so plan the timing. Rock & Rails, Niwot’s free summer concert series, runs Thursday evenings from 5 to 9 p.m., June through August, at Whistle Stop Park. The House Blend Band’s summer concerts close 2nd Avenue from Murray to Franklin Street while they play; check niwot.com for this year’s dates. On the Diagonal, CDOT is building bus rapid transit stations, an expanded Park-n-Ride and a bikeway underpass at Niwot Road, with the whole project scheduled to finish in spring 2027. Is my Niwot subdivision street plowed before moving day?
Not always quickly. In a 2025 fact sheet, Boulder County says it gives subdivision roads only minimal maintenance, with snow removal at the lowest priority in storms that drop more than 8 to 12 inches. Niwot’s main roads, including Niwot Road, 79th and 83rd streets, 2nd Avenue, Franklin Street and Monarch Road, are county-maintained arterials and collectors. Our subdivision road is in rough shape. Is that a problem for the moving truck?
Tell us about it ahead of time. Boulder County’s 2025 fact sheet says about 11 of the roughly 22 miles of subdivision roads in the proposed Niwot Area Public Improvement District scored below 50 on the county’s 100-point pavement scale in a 2024 inspection, the level where it considers a road due for reconstruction. Paying for repaving falls to the property owners those roads serve. If the truck has to stop farther from your door, you won’t see a long-carry fee; we don’t charge one. Show us the street and driveway in a walkthrough video when you request a quote.
Can we put a moving container on the street in front of our Niwot home?
Use your driveway if you can. Boulder County’s right-of-way permit rules, updated in May 2026, treat any activity in a county right-of-way, including storing materials and equipment, as work that needs county approval, and permit requests are due at least 10 business days ahead. State highways such as the Diagonal are CDOT’s, not the county’s. If a container has to go on the street, call Boulder County Public Works at 303-441-3900 before you order it. Whatever you rent, a container or a truck, our loading and unloading help can do the lifting.
Do you move shops and offices on 2nd Avenue or at Cottonwood Square?
Yes. Niwot’s shops and restaurants cluster on 2nd Avenue and at Cottonwood Square, and Boulder County’s Niwot Local Improvement District puts local sales tax back into that commercial district. In the historic blocks, access has traditionally combined the 2nd Avenue storefront with alley access and parking at the rear, so look at both entrances during the walkthrough. Yes. Boulder County describes Niwot as semi-rural, with low-density homes surrounded by farmland, and going from a larger house to a smaller one takes planning. Seniors 65 and older get 15% off all of our services with a valid ID, and so do students and veterans. We can pack what goes with you and, as a separate service, unpack it at your new home. Our short-term, climate-controlled storage covers a few days to a few weeks if your dates don’t line up. After the truck leaves, our move-out cleaning can include the inside of the oven, fridge and cabinets, with baseboards done by hand.
