Ken Caryl is not a city. It is unincorporated Jefferson County, so county rules apply here, even though many homes have Littleton mailing addresses. The Ken-Caryl Ranch Master Association’s own Ranch House, on South Continental Divide Road, uses Littleton 80127. The Ranch’s covenants date to 1974, and the Association enforces them on top of the county’s rules. Jefferson County Road and Bridge plows the streets, and the Sheriff handles street parking.

Ken-Caryl Ranch has two halves: The Valley, west of C-470 and the hogback, and The Plains to the east. Main roads include West Ken Caryl Avenue, South Valley Road, North Ranch Road and Chatfield Avenue. Homes range from single-family lots to condominiums and multi-family sites, and sub-associations such as The North Ranch, Mountain Gate, The Settlement and The West Ranch can add their own rules. The Association bans parking any vehicle on lawns, rock or landscaping, and no parked truck may block emergency access or the street. It also manages more than 4,800 acres of open space.

The county decides where a truck can park, like not within 5 feet of a driveway or 15 feet of a fire hydrant, and a storage container on the street needs a county permit first. Ken-Caryl Ranch has its own rulebook on top of that. Whether you’re in The Valley or on The Plains, we go over it at the estimate so moving day goes the way it should.

My address says Littleton. Do Littleton's moving rules apply in Ken Caryl?

No. Ken Caryl is unincorporated Jefferson County, even though many homes, and the Master Association’s own Ranch House, have Littleton mailing addresses. City of Littleton permits and rules don’t apply here. Jefferson County’s rules do, and the Ken-Caryl Ranch Master Association adds its own; its rulebook says county rules take priority over the covenants. Street parking problems go to the Jefferson County Sheriff, and Jefferson County Road and Bridge maintains the streets. Local moves are billed by the hour under our Fair Clock Pricing, unless there is a contract price.

Usually right on the street, within Jefferson County’s rules. The County says not to park within 5 feet of a driveway, 15 feet of a fire hydrant, 20 feet of a crosswalk at an intersection, or 30 feet of a stop sign, yield sign or traffic signal. No parking in posted No Parking areas or in a travel lane, either. The Ken-Caryl Ranch rules add that no parked vehicle may block emergency access or interfere with use of the street. No. The Ken-Caryl Ranch Master Association prohibits parking any vehicle on lawns, landscaping, rock or other unpaved ground, and driveways must be asphalt, concrete or pavers. So the truck stays on the driveway or the street, even when that makes the walk to your door longer. We don’t add a separate long-carry fee for that walk, and we have no stair, disassembly or elevator fees either. Local moves are billed by the hour, and every quote spells out each charge.

Only with a county permit. Jefferson County requires a $50 permit, plus 2.5% if you pay by card, to put a dumpster, roll-off or other container on a public street in unincorporated areas, and it asks for 48 hours to review the application. The Master Association adds that no roll-off or dumpster may block emergency access or the street. If you need a gap between move-out and move-in, we offer climate-controlled short-term storage, from a few days to a few weeks.

Jefferson County Road and Bridge, not the Master Association. The County opens main arterials first, then subdivision collectors, school zones and bus routes, then residential streets, with cul-de-sacs and dead ends last. It does not scrape packed snow and ice off residential streets that passenger cars can drive on. Streets where parked vehicles block the plows may not get plowed until those vehicles move. Both. Ken-Caryl Ranch has a master association and sub-associations. The Master Association’s rulebook names The Enclave, Manor Ridge, The North Ranch, Mountain Gate I, II and III, The Settlement, The West Ranch, Sunset Ridge and Deer Creek Villas as neighborhoods that may have extra rules of their own. Ask your sub-association early whether it has moving hours, parking limits or paperwork for movers. If it asks for a certificate of insurance, we provide one on request.

Trash and recycling can go out after 7 p.m. the evening before pickup and must be back in by 7 p.m. on pickup day. Weekly service through Waste Connections is included in Ken-Caryl Ranch dues, up to six cans or bags of trash a week. The Association also allows a Bagster on your property for up to 10 days. Leaving a Ken-Caryl home? Our move-out cleaning covers the inside of the oven, fridge and cabinets, with baseboards done by hand. Most move-out cleans take about 1 to 3 hours.

In The Valley, electricity comes from CORE Electric Cooperative. In The Plains, Xcel Energy provides gas and electricity. Water and sewer come from the Ken-Caryl Ranch Water & Sanitation District. Set up service before moving day so the lights work while the crew carries furniture in. Once you’re settled, if a couch or bed needs to move to another room, our in-home moving offers same-day or next-day help moving furniture within the house.
